We collect information you voluntarily give us when using our services:

Information Collected Automatically
When you visit our site, we automatically collect certain technical information:

Session Recording
We record how visitors move through this site: pages viewed, clicks, scrolling, and where something breaks. It is not video and it does not touch your camera or microphone. It is a reconstruction of the page the way your browser drew it, and we use it to find the parts of the site that are confusing or broken, and to help you if you ask for support.
The recording software runs on our own hardware. No analytics company, ad network, or data broker receives any of it, and it is never sold or shared. Every form field is obscured in your browser before anything is sent, so your name, phone number, email, and messages do not appear in a recording. What we see is that you used the form.
Recordings are deleted after 30 days. That is a job that runs every day and removes them outright, not a policy we mean to get around to.
If you would rather not be recorded at all, we honor the Do Not Track and Global Privacy Control settings your browser can send, and nothing is recorded when one is on. You can also write to us and we will delete the recording of your visit before the 30 days are up.
We do NOT collect: Social Security numbers, financial account information, biometric data, or any sensitive personal information.

3. MLS Data & Property Listings
About MLS Data
Property listings displayed on this website are provided through the Internet Data Exchange (IDX) program. The data flow works like this: Local MLS (where agents input listings) → MLSGrid (a national data aggregator) → This Website (where you search).
MLSGrid aggregates listing data from hundreds of MLSs across the country and provides it to authorized brokerages like us through standardized APIs. The original listing data remains owned by the listing brokerage and the MLS.
MLS Disclaimer
IDX information is provided exclusively for consumers' personal, non-commercial use and may not be used for any purpose other than to identify prospective properties consumers may be interested in purchasing. Data is deemed reliable but is not guaranteed accurate by the MLS.
How We Handle MLS Data

- ✓ Listing information is refreshed multiple times daily from MLSGrid—typically every 15 minutes to 1 hour depending on the MLS
- ✓ We attribute data to the listing brokerage as required
- ✗ We do NOT sell MLS data to third parties
- ✗ We do NOT use listing data for purposes other than property search

6. Third-Party Services
We use the following third-party services:
MLSGrid
A national real estate data aggregator that collects listing data from hundreds of local MLSs and provides it to authorized brokerages through standardized APIs. MLSGrid does not receive your personal information—they only supply property listing data to us.
Map Services (OpenStreetMap/Leaflet)
Powers our property map view. May collect general usage data.
Analytics
Usage analytics and session recording run on our own infrastructure, not through a third-party analytics vendor. See Session Recording above.
Each service has its own privacy policy governing their data practices.
7. Data Retention
We retain your information only as long as necessary:
- • Tour Requests & Inquiries: Retained per state real estate record-keeping requirements (typically 3-5 years from last activity, varies by state)
- • Saved Properties: Stored locally in your browser; synced data retained until you delete it
- • Analytics Data: Aggregated and anonymized; identifiable data deleted after 26 months
- • Session Recordings: Deleted after 30 days by a daily job on our own hardware; deleted sooner on request
- • Account Data: Retained until you request deletion
